Landlords must arrange maintenance by a Gas Safe Registered engineer  for all pipework, appliances and flues, which they own and have provided for their tenants use.
Landlords must also arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe Registered engineer .
Landlords must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
Appliances should be rechecked if the tenant is changed between Safety Checks.
Servicing your appliances regularly ensures that there is no risk of Gas Leaks or carbon monoxide spillage into your property as well as making sure it is running efficiently. This can also reduce the risk of a break down which always tend to occur at the most inconvenient times.

Once you have been issued with your new Safety Certificate I will automatically contact you in approximately eleven months to re book a new Safety Inspection. You are not at any time obliged to keep using this service and can be removed from the list whenever you wish.
The price of service will be £40.00+VAT per property with one appliance and an additional £20.00 + VAT per additional appliance. If any appliances require extra work then this will not be carried out until authorised by you.

If you have a valid Certificate and you still want to join the scheme then please feel free to pre book an appointment for us to contact you nearer the time of renewal. My aim is to take some of the burden from you as a Landlord and ensure continuity of work for myself by providing you with

a fast reliable service. Please note, new laws mean you can have the safety check completed up to two months prior to its expiry date and still keep the same expiry date for the following year.

 

 

If you participate in this scheme then I also promise that if you do experience any Gas or plumbing difficulties in the future then I will call out to the property within one working day and the same day wherever possible. I do not provide 24hour call out but can usually be reached on my phone at all times to at least advise if I cannot attend straight away.
